Simply, if title insurance closers aren't experts on a report required by the buyer or seller or lender, they should not jump in a pretend you know what the report says. If it has nothing to do with the conveyance (water test, termite inspection, home inspection), then the title insurance closer simply let the parties deal with the issue.
